Designed for return, not speculation. Intended to be the most attainable new single-family homes in the Pacific Palisades rebuild area.
The program utilizes 6–8 architectural plans, each adaptable to lot dimensions, site conditions, and neighborhood context. Homes are not identical — they are standardized within a controlled range.

Renderings are representative. Final design varies by lot conditions, entitlement path, and construction requirements.
Every design decision reflects the specific constraints and goals of a wildfire recovery program — not a conventional residential development.
All homes meet or exceed California wildfire building standards and are designed to reduce long-term risk through material selection, simplified forms, and defensible space planning.
Each home is designed to qualify for coverage under the California FAIR Plan with supplemental insurance, ensuring that buyers can obtain financing.
Two-story configurations are adapted for individual lot conditions — slope, setbacks, and buildable footprint — while maintaining consistent interior living programs.
All homes are initially leased prior to sale as part of the program structure. Each lease includes an option to purchase.
Eligible buyers receive approximately 3%–5% of the purchase price as a closing credit. Assistance is uniform across transactions, based on objective displacement criteria, and subject to a five-year owner-occupancy requirement.
